Why do some places not rent to students?

7 out of 10 UK landlords would not let their property to a student according to a survey conducted by SPCE. This is mainly due to the fear of damage. However, with a clear Assured Shorthold Tenancy agreement and the Government Deposit Scheme in place, landlords can protect themselves against wear and tear and malicious mange.
